SINGLE STOREY SUNROOM
Eagle Road, North Scarle

The client approached us with a clear vision: to create an attractive addition to their home that would complement the existing property, enhance natural light, and take full advantage of the surrounding rural field views.

After detailed consultation, we proposed a fully vaulted sunroom featuring a striking gable-end window and expensive bifold doors opening onto the garden. The design focused on blending seamlessly with the original dwelling by using traditional materials, included reclaimed-style brickwork, limestone detailing, and clay Rosemary tiles for the roof.

The completed extension delivers exactly what the client envisioned - a light filled, spacious, and versatile living area that connects beautifully with the outdoors and can be enjoyed throughout the year.

5 NEW PROPERTIES
Saxilby Road, Sturton by Stow

This project was delivered for a long-standing client and local property developer. Plan My House played a key role from the outset, assisting with site acquisition and development appraisals involving negotiations with three separate landowners.

The scheme comprised four 1.5-storey traditional dormer homes and a single bungalow. Given the close proximity of existing neighbouring properties, the layout and design were carefully considered to respect local amenity and character. A detailed planning application was submitted to the local authority and was approved within the statutory timeframe.

The development adopts a traditional rural aesthetic, featuring York handmade bricks with white mortar, a combination of natural slate and pantile roofing, cream woodgrain-effect windows, traditional brick detailing, and feature oak-framed porches. The result is a cohesive and timeless appearance that sits comfortably within its surroundings. Plan My House provided a complete, end-to-end service - acting as a one-stop shop for the client. This included: site acquisition and feasibility appraisals, full architectural design and planning submission, building regulations and technical detailing, mains service applications and section agreements, construction coordination through to project completion and sale. The finished development delivers a high-quality, well-integrated rural scheme that enhances the character of the local area. We are proud to have supported our client through every stage of this project and look forward to collaborating on future developments.

NEW GARAGE BUILDING WITH OFFICE ABOVE
South Clifton

This project involved the demolition of a dilapidated timber garage and the construction of a new multi-functional outbuilding, including a garage, store, ground-floor WC, and a first-floor home office designed to support the client’s work-from-home needs.

The site lies within the designated Conservation Area of South Clifton. The host property, known as The Old Garage House, is a prominent and historic cottage located at the junction of High Street and Front Street. Its age, traditional form, and character make a positive contribution to the local heritage setting.

The client had previously received a refusal for a similar proposal submitted by another architect. Plan My House was appointed to address the concerns raised by the local planning authority and conservation officer, and to deliver a revised scheme that would meet both the client’s requirements and the area’s heritage sensitivities.

Our proposal offered a sympathetic and contextually appropriate design, using a soft palette of materials inspired by the host dwelling. The building features thermowood timber cladding, reclaimed brick detailing, and careful proportions to ensure the new addition would blend seamlessly into its historic setting.

The revised application was approved within the statutory timeframe. The result is a high-quality, functional addition to the property that provides dedicated workspace while enhancing the character of the overall site.

"Highly recommended. Matt did a great job with our project — a two-storey rebuild of an old garage. His design ensured we made the most of the space while working within the strict regulations for building in a conservation area. Matt coordinated communication with the planning department and building control, and was extremely flexible, helpful, and positive throughout. We are delighted with the results and would highly recommend him. I’m happy to be contacted for a reference if you're considering working with Matt on your project."

CHAPEL CONVERSION
Carlton Le Moorland, Lincoln

This unique project involved the conversion of a disused former chapel into a two-storey residential space, integrated with the adjoining property to form a spacious, characterful family home.

Although the chapel was not formally listed, it held significant local historic interest. The goal was to bring the building back into viable long-term use, while preserving its character and enhancing its contribution to the surrounding streetscape.

The design approach focused on sympathetic restoration, with all external alterations kept modest to maintain the building’s original architectural identity and honour its heritage.

Working with historic buildings often uncovers the unexpected — and this project was no exception. During construction, a baptismal pool, memorial stones, and grave coverings were discovered on-site. These elements were handled with care and respect, and were thoughtfully retained and, where possible, integrated into the final design.

The internal layout was reimagined to suit modern family life, providing open-plan living areas on the ground floor and additional bedroom accommodation above. The result is a seamless blend of old and new — a contemporary home that retains the soul and story of the original chapel.

Plan My House worked in close collaboration with the client throughout the project, ensuring that every aspect of the design, detailing, and technical solutions aligned with both the building's heritage and the practical needs of a modern family home.

NEW GARDEN OFFICE
Carram Way, Lincoln

Across the UK, a growing number of homeowners are embracing the latest homeworking trend: the garden office. After extended periods of working from kitchen tables, sofas, or spare bedrooms, more people are looking for dedicated, peaceful workspaces — right in their own back gardens. With remote and hybrid working now the norm, very few office-based employees expect to return to the office full-time. As a result, purpose-built garden offices have become a popular and practical solution.

Compared to traditional home extensions, garden office buildings offer several key advantages: Versatility - ideal for home working, hobbies, gyms, or studios, Low disruption - quicker and less invasive to build, Planning flexibility - often permitted development, depending on size, Cost-effective - high performance at a competitive price point. Unfortunately, many companies have entered the market offering basic, mass-produced “shed-style” solutions that fall short in terms of both specification and longevity.

One of our clients came to us after reviewing several "off-the-shelf" garden office options. We were able to design a fully bespoke garden workspace tailored precisely to their needs — at a comparable cost, but with far superior quality and performance.

Key Features of the Build: 225mm reinforced concrete slab for durability, Fully insulated timber frame construction, Premium cedar cladding, for a natural, contemporary finish, Fibreglass roof with a 20-year guarantee, Integrated air conditioning and full electrical fit-out.

This is not just a workspace — it’s a long-term investment in flexible, future-proof home living. Built to last, this garden office will remain in excellent condition long after many mass-market alternatives have seen their day.
